Surfers is mostly vertical, and that changes the job completely.
The work here is rarely one driveway — it is a tower's entry apron, the podium level, the stairwell down to the basement, and the bin bay the building manager has been apologising for since March.
Access is the whole negotiation: loading zones on Ferny Avenue and the side streets fill early, most basements will not take a ute with a trailer behind it, and a lot of the cleaning has to happen before residents are up or after the restaurants shut.
That out-of-hours window is quoted up front, not discovered on the morning.
Salt carries a long way in off the beach and the northerly adds grit to it, so glass surrounds, balcony soffits and rendered columns grey off faster here than three streets inland.
Bin bays and basement car parks are where wash water has to be contained rather than run to a stormwater grate, and we tell you which parts we can take on now and which need recovery gear we do not yet run.
What we look for here

How we work
- We photograph the whole job before we start, damage included. You get the full set either way.
- Drains protected, plants covered, biodegradable products. Nothing we lift ends up in a stormwater drain.
- Roofs soft washed and gutters cleared from a ladder, single storey or second storey. No harness, no fall arrest, no elevated work platform.
- Wall washing is ground level, done with a telescopic lance. We don’t take on second-storey wall or facade washing.
- No high-pressure water on asbestos cement — fibro cladding, a Super Six roof, eaves, a pre-1990 fence. Queensland’s code prohibits it. Find it in Surfers Paradise and we stop and tell you.
- Cleaning only. No coatings, sealing or restoration. That work needs a QBCC licence.
