Body corporate work
Main Beach packs towers, low-rise and a working marina into a small footprint, and most of the work here belongs to a body corporate rather than one household.
Entry aprons, podium paving, lobby thresholds, bin bays, the basement ramp and the visitor bays out front are all common property.
So the caller is usually a committee member or a building manager and the scope goes in writing before a date is booked.
Tedder Avenue walk-ups
Behind the Tedder Avenue strip there are older walk-up blocks with rendered facades and shared side paths that go years between cleans. We soft wash the render from the ground.
Salt on both sides
The peninsula sits between the ocean and the Broadwater, so the Yacht Club side wears as much salt as the beach side — balustrades, awnings and rendered columns all film over.
Access and parking
Loading zones along the strip fill early, so the water point and somewhere legal for the ute are sorted at the quote, not on the morning.
How we work
- We photograph the whole job before we start, damage included. You get the full set either way.
- Drains protected, plants covered, biodegradable products. What we lift is kept out of the stormwater drains.
- Walls are washed from the ground.
- Fibro and asbestos cement — fibro cladding, a Super Six roof, eaves, a pre-1990 fence — identified on the walk-around, left as found and documented in writing.
- We clean. Coatings, sealing and restoration are left to the trade that holds the QBCC licence for that work.
