How we work, in writing

These terms and the quote we give you, which describes the actual job, are the agreement. Nothing here takes away any right you have under the Australian Consumer Law.
Quotes and prices
- The quote visit is free and there is no obligation attached to it.
- A quote is for the scope written on it. If the job on the day is materially different, twice the area or a surface that turns out to be coated, we stop and talk to you before doing anything.
- Quotes hold for 30 days.
- We are not registered for GST yet, so quotes carry no GST line. If that changes, quotes issued after the change will show a single GST-inclusive total and anything already quoted will be honoured as quoted.
- Payment is due on completion unless we have agreed otherwise in writing. Body corporate and commercial jobs usually run on their own terms and a purchase order.
Getting us in: access
You do not need to be home, as long as we can get to the work. What we do need:
- Gates unlocked or a code, and any alarm or intercom sorted before the day.
- Dogs secured somewhere away from the work.
- Cars, bikes, bins and pot plants moved off the area to be cleaned.
- Windows and doors shut, including the ones in rooms nobody uses. Water finds them.
- Somewhere to park within about twenty metres of the work.
- Anything fragile, powered or precious near the work pointed out to us: outdoor speakers, a pond, garden lighting, a new lawn, that one window that leaks.
Water and power
We work from your tap and a standard 10 amp outlet unless we have agreed otherwise. If the water is off, the pressure is poor, or the only tap is behind a locked gate, tell us before the day. We can bring water where that is practical.
Water used on your job comes off your meter, a small amount for a typical residential wash. South East Queensland's permanent water conservation measures allow this work where it is done efficiently.
Weather, and moving a day
- Storms and heavy rain stop exterior washing. Chemicals rinse off before they work and wet surfaces hide what we need to see. We move you, free.
- Storms, high wind and wet surfaces stop ladder and roof work outright, and that is not a judgement call we make against the clock. We will not put someone on a wet roof to keep a booking.
- If we move your day for weather there is no charge, and you get the next workable slot.
- If you need to move or cancel, let us know at least 24 hours ahead and there is nothing to pay.
- If we arrive and cannot get to the work, we call you and wait a reasonable time. If the job cannot go ahead we may charge for the trip, and we tell you on the phone before we leave.
Pre-existing damage
Exterior surfaces on this coast are often already compromised before anyone points a hose at them: cracked or drummy render, perished seals, lifting paint, rusted fixings, loose mortar, rotten timber under paint, and silicone that gave up years ago. Most of it is invisible under the dirt.
Roofs hide more of it than anything else, because nobody looks. Cracked or slipped tiles, failed pointing on the ridge capping, rusted valleys and gutters that have rusted through are usually found on the day, from the ladder, by us.
Cleaning does two things to that. It reveals damage that was already there, and on a surface that has already failed, water can make it worse no matter how carefully the pressure is set.
So we photograph every job before we start, and we photograph anything we find that concerns us. If we identify a defect that makes the work risky, we stop and tell you before going any further, and you decide. We are responsible for damage we cause through our own negligence. We are not responsible for pre-existing defects, or for damage that results from them, and the before photos are the record of which is which. Ask for them at any point. They are yours.
Asbestos
If we identify possible asbestos cement on site, such as fibro cladding, eaves, old corrugated roofing or a pre-1990 fence, we stop that part of the job, tell you, and either soft-wash it at low pressure where that is appropriate or decline it. High-pressure water on asbestos cement is prohibited under Queensland's asbestos code of practice. There is no charge for the part we stop, and you may need a licensed assessor before anyone does anything else with it.
What we do not do
- Cleaning only. No sealing, coating, painting or roof restoration. That work sits under QBCC licensing and we are not licensed for it. We tell you when a job needs it.
- Ladders only, and that is the limit of how we get up there. No harnesses, no fall-arrest systems, no elevated work platforms, no high-rise and no multi-storey commercial facades. Roofs and gutters we reach by ladder, single storey and up to a second-storey roof, where the ladder can be footed safely.
- We do not walk a roof that is not safe to walk. A fragile or badly deteriorated surface, a pitch too steep to move on, or no safe footing for the ladder means we clean what we can reach and tell you plainly what we have left, on the day, rather than improvising at height to finish a quote.
- No second-storey wall or facade washing. Walls, render and cladding are washed from the ground with a telescopic lance. On a two-storey home that means the roof and gutters yes, the upper walls no, and we are specific about which is which when we quote it.
- Some marks do not come out. Rust, soaked-in oil, tannin staining, efflorescence, paint splatter and old wand stripes are either permanent or a different job. We tell you what will and will not shift before we start.
Photos of your job
We photograph every job before and after, and you get the full set. Those photos are part of your job record.
We may also use before and after photos on this website and on social media, with your agreement, and never showing a house number, a number plate or anything else that identifies your address. Tell us at any time that you would rather we did not, and anything already published comes down.
If something goes wrong
Ring the number and tell us. You get the person who did the work. If we made a mistake we come back and fix it, and if we damaged something through our own negligence we make it right. Under the Australian Consumer Law you are entitled to services carried out with due care and skill, and nothing on this page changes that.
Changes
The terms that apply to your job are the ones published when we quoted it. If we update this page we change the date at the top.
