The method

How it gets done

The same order, every job. If we depart from it, you hear on the day.

  1. You send the address, the photography or open-home date, and how we get in.
  2. We confirm the wash date, worked back from yours, with an arrival window the evening before.
  3. Walk-around on arrival: anything already damaged is photographed and goes in the condition report.
  4. Street-facing surfaces first — driveway, paths, front walls, entry, fence line.
  5. Then the buyer's walk: patio, pool surround, side paths, retaining walls.
  6. Soft wash on walls, render and cladding; surface cleaner on concrete and pavers.
  7. Cobwebs off the eaves, gutters cleared where a ladder reaches, everything rinsed.
  8. Furniture, pots and bins back where they were. Nothing left wet across a doorway.
  9. Photos, condition report and one invoice sent to you the same day.

A walk around first
We go over the property with you before a hose comes off the ute. You hear the bad news at the start.
Before photos, every job
Shot before we touch anything, including whatever was already cracked, lifting or perished. That record is as much for you as for us.
Plants, drains, furniture
Garden beds wet down and rinsed. Drains and pits covered. Furniture, mats and the barbecue moved out of the way and put back.
Biodegradable products
Diluted, left to work, then rinsed. Drains and pits in the wash zone stay covered, and run-off keeps off the inlet where the fall allows.

Before, after, and a separate set of anything already damaged. Out with the invoice, sooner if you ask.

The detail

A house is photographed once and walked up to fifty times, and both of those happen from the street.

Black streaks under the eaves, a driveway that reads as grey rather than white, a green tide line along the fence and a pool surround gone slippery all photograph worse than they look, and every one of them is a question a buyer asks about maintenance before they have opened the front door.

A pre-sale exterior wash takes that question off the table in a single visit, and it is booked to your date rather than ours.

Booked to the date, not the diary

Tell us when the photographer is coming, or when the open home is, and we work back from it. We aim to wash in the days before the photos rather than the week before, because a driveway that has had a week of leaf drop and tyre marks is not the driveway you paid to have cleaned. If rain is forecast on the day we ring you the evening before and move it, and if the photographer moves, we move with them. What we do not do is promise a number of hours from the phone call, because a wet week on this coast makes a liar of anyone who does. What you get instead is a confirmed date, an arrival window sent the evening before, and a call from the driveway if anything on site changes the plan.

What a pre-sale wash covers

The street-facing surfaces first, because they are what the photographs and the walk-up show: the driveway and paths, the front walls, the entry, the garage door and the fence line. Then the parts the buyer walks to — the patio or alfresco, the pool surround, the side paths, the retaining walls. Walls, render, brick and cladding are soft washed at low pressure so paint and render survive the sale; concrete and pavers take a surface cleaner worked evenly so there are no stripes in the listing photos. Cobwebs come off the eaves and the light fittings at ground level, and gutters are cleared where a ladder reaches them. Roofs are soft washed on single and second-storey homes, by ladder, and that is the limit: no harness, no elevated work platform, no high-rise, and no second-storey wall washing.

Vacant possession, keys and water

Most pre-sale and end-of-lease washes happen with nobody home, and that is fine. We need a tap that works, a way in to the back yard, and a phone number for the person who can answer a question on the day. A lockbox code sent by text is enough. If the water is off at a vacant property, say so when you book and we bring a tank for the job. Cars in the driveway get moved before we arrive or they get washed around, and pot plants, outdoor furniture and bins get moved by us and put back where they were.

The file: photos, the report, one invoice

Every job is photographed before we start and after we finish, from the same spots, and the full set goes to you with the invoice. Before we start we also record anything that is already cracked, lifting, stained past cleaning or rusted, as a condition report in PDF form, so there is never a conversation about whether the crack in the third slab was there before the wash. One invoice per property, addressed however the file needs it, with your reference or purchase order number on it. If you manage a rent roll, we invoice each address separately so the disbursement is clean.

What we will not do, and why

We will not pressure-clean asbestos cement. Plenty of Gold Coast homes built before 1990 carry fibro cladding, eave linings or Super Six roof sheeting, and high-pressure water on it is prohibited under Queensland's asbestos code of practice. If we identify possible asbestos we stop that part, put it in writing, and soft wash or decline it. We do not seal, coat or paint: that is licensed building work under the QBCC and a sealer over a wet surface the day before photos is a mess you would then have to disclose. And we will not tell you a stain will come out when it will not — a decades-old oil mark lightens, it rarely disappears, and it is better to know that before the listing goes live.

Questions we get asked

Can you wash it the day before the photos?

Usually, and it is the best day for it. Book us when you book the photographer and we schedule back from that date. If the forecast turns, we ring the evening before and move to the next dry day that still beats the shoot.

Does the vendor or tenant need to be there?

No. A working tap, access to the back yard and a phone number for the day is all we need. A lockbox code by text is fine. If the water is off at a vacant property, tell us and we bring a tank.

Do you do end-of-lease and pre-lease washes?

Yes. Same job, booked into the gap between tenancies rather than back from a photographer. One invoice per property with your reference on it, so it goes straight through the disbursement.

What is in the condition report?

Photographs and a plain description of anything already cracked, lifting, stained past cleaning or rusted, taken before we start. It exists so nobody has to argue later about what a wash did or did not do.

Can you do the whole rent roll?

We take them one address at a time and invoice each separately. Tell us the dates and we build the run around them. Ladder access only — a walk-up is fine, a tower is not.

Why is there no price list?

Two homes on the same street can be half a day apart once render, a pool surround and a long driveway are counted. We look at the property, or at your photos, and quote once. The visit is free.
