Behind the main strip, Broadbeach is three-storey walk-ups, most of them rendered. We soft wash the render at low pressure, from the ground.
Push hard at render and you drive water in behind the coating and take the paint off with the mould.
The blocks sit close together, usually with a shared driveway, a strip of common path down one side and a car park at the back — and the car park is where the body corporate normally wants us to start.
Streets around Surf Parade and the Old Burleigh Road end are metered or time-limited, so where the ute sits is worked out at the quote rather than at eight in the morning.
Most of these buildings have one committee member doing the organising, so the scope goes in writing and the date suits residents rather than us.
Closer to the beach the north and east elevations go grey first — salt and shade together, and it comes back on a cycle no matter who cleans it, which is what quarterly bookings are for.
How we work
- We photograph the whole job before we start, damage included. You get the full set either way.
- Drains protected, plants covered, biodegradable products. What we lift is kept out of the stormwater drains.
- Walls are washed from the ground.
- Fibro and asbestos cement — fibro cladding, a Super Six roof, eaves, a pre-1990 fence — identified on the walk-around, left as found and documented in writing.
- We clean. Coatings, sealing and restoration are left to the trade that holds the QBCC licence for that work.
