Behind the main strip, Broadbeach is three-storey walk-ups, most of them rendered.
Render is a soft-wash surface, not a pressure surface: push hard at it and you drive water in behind the coating and take the paint off with the mould.
The blocks sit close together, usually with a shared driveway, a strip of common path down one side and a car park at the back — and the car park is where the body corporate normally wants us to start.

- Wall washing is ground level, done with a telescopic lance. We don’t take on second-storey wall or facade washing.
