Broadbeach Waters

Exterior cleaning in Broadbeach Waters. Quoted on site.

Broadbeach Waters is canal country, and the water side of a house is a different job from the street side.

Salt drift comes off the canal on the afternoon breeze and settles on render, aluminium and the pool fence, so the rear elevation and the boat-side path almost always need more work than the frontage anyone sees from the road.

That standing moisture reaches the roof too.

Tiles on the shaded canal side hold lichen the way nothing on the street side does, and they get a soft wash at low pressure off a ladder rather than a hard pass that lifts a tile or drives water under a lap.

The big established trees on these streets fill a gutter faster than owners expect.

Whatever we lift has to be controlled rather than pushed toward the canal: we work away from the water, put drain protection down first, use biodegradable products, and say no to anything we cannot do cleanly.

The blocks are wide and side access is generous enough that gear rarely has to come through the house. Older brick places along the canal streets hold lichen on every shaded wall and fence line as well.

What we look for here

  • Canal-facing elevations and boat-side paths need more work than the street frontage.
  • Shaded canal-side tiles hold lichen; soft wash at low pressure, off a ladder.
  • Established street trees fill gutters faster than owners expect.
  • We work away from the water, drains protected, biodegradable products only.
  • Wide blocks and generous side access mean gear rarely comes through the house.
  • Shaded walls and fence lines on the older canal streets hold lichen year-round.

How we work

  • We photograph the whole job before we start, damage included. You get the full set either way.
  • Drains protected, plants covered, biodegradable products. Nothing we lift ends up in a stormwater drain.
  • Roofs soft washed and gutters cleared from a ladder, single storey or second storey. No harness, no fall arrest, no elevated work platform.
  • Wall washing is ground level, done with a telescopic lance. We don’t take on second-storey wall or facade washing.
  • No high-pressure water on asbestos cement — fibro cladding, a Super Six roof, eaves, a pre-1990 fence. Queensland’s code prohibits it. Find it in Broadbeach Waters and we stop and tell you.
  • Cleaning only. No coatings, sealing or restoration. That work needs a QBCC licence.
