Clear Island Waters was planned as a water estate rather than grown into one, and the houses match: large rendered two-storey places on wide blocks, nearly all with a long driveway, a generous pool surround and a lot of paving joining the two.
That is why measuring in person matters here — the paved area routinely turns out to be about double what an owner guesses over the phone, and a number given blind is one we could not stand behind.
A large slice of the suburb sits inside gated communities off Bermuda Street and Nerang-Broadbeach Road, where the internal roads, the visitor bays and the common paths are committee property and getting in needs a code or somebody at the gate.
We arrange that beforehand. The water through here is flat and the streets are sheltered, so what settles on shaded render and on the southern half of a pool coping is a humidity problem first and a salt one second.
What we look for here
- Wide blocks and long driveways: the paved area is usually double what owners guess.
- Gated estates need a code or someone to meet us, arranged before the day.
- Internal roads, visitor bays and common paths inside the estates are body-corporate scope.
- Rendered walls are soft-washed; the shaded elevations need it most.
- Sheltered streets and still water make it a humidity problem more than a salt one.

How we work
- We photograph the whole job before we start, damage included. You get the full set either way.
- Drains protected, plants covered, biodegradable products. Nothing we lift ends up in a stormwater drain.
- Roofs soft washed and gutters cleared from a ladder, single storey or second storey. No harness, no fall arrest, no elevated work platform.
- Wall washing is ground level, done with a telescopic lance. We don’t take on second-storey wall or facade washing.
- No high-pressure water on asbestos cement — fibro cladding, a Super Six roof, eaves, a pre-1990 fence. Queensland’s code prohibits it. Find it in Clear Island Waters and we stop and tell you.
- Cleaning only. No coatings, sealing or restoration. That work needs a QBCC licence.
