What we look for here
- Estates age together: a whole street reaches the same tired point in the same year.

Estates age together
Robina is estate housing, and estates age together. A street built in 2004 has the same render, the same Colorbond fencing, the same exposed aggregate driveway and the same concrete tile roof.
They tire at the same rate — so when one house in the street comes up clean, the difference is obvious from the footpath.
Aggregate and tile roofs
Exposed aggregate wants a light touch: force the pressure and you blow the matrix out from between the pebbles, and that matrix is gone for good.
A tile roof is the same argument higher up: low pressure and a soft wash.
Gutters and boundary planting

- Fibro and asbestos cement — fibro cladding, a Super Six roof, eaves, a pre-1990 fence — identified on the walk-around, left as found and documented in writing.
- We clean. Coatings, sealing and restoration are left to the trade that holds the QBCC licence for that work.
