Varsity Lakes went up in one go, and it shows: exposed aggregate driveways, rendered walls, colorbond fencing, paved alfresco areas and tile roofs, repeating street after street with only small variations. Exposed aggregate is its own technique.
Too much pressure strips the matrix out from between the stones and leaves a patchy, pitted finish that never looks right again, so it gets the correct nozzle, a sensible distance and a slower pass.
The lakes and the low ground keep the humidity up, which is why the shaded side of a render wall goes green on a house only fifteen years old — and why the southern pitch of a tile roof carries lichen at much the same age.
Up there the method is a soft wash at low pressure, worked off a ladder at the edge, single or second storey.
Fences back onto reserves across much of the estate, and those reserves feed the gutters: the leaf load fills them, then holds water against the fascia. Overgrowth coming through from the reserve side is cut back and taken away first.
Access is simple and the streets are wide, so the outside of a house is normally a single visit.

- Exposed aggregate needs the right nozzle and a slower pass, or it pits permanently.
- Uniform estate stock: render, colorbond, paved alfresco, aggregate driveways, tile roofs.
- Lake humidity greens shaded render and puts lichen on the southern roof pitch.
- Roofs are soft-washed at low pressure from a ladder at the edge, single or second storey.
- Reserve-backed fences drop a leaf load that fills gutters and holds water on the fascia.
- Overgrowth coming through from the reserve side is cut back and removed first.
- Wide streets and off-street parking; the outside of a house is normally one visit.

- Wall washing is ground level, done with a telescopic lance. We don’t take on second-storey wall or facade washing.
