Burleigh Waters

Exterior cleaning in Burleigh Waters. Quoted on site.

Burleigh Waters is the quieter half of Burleigh: canal and lake estates, cul-de-sacs, and street after street of 1990s brick under concrete tile that has stood through thirty wet seasons.

Those tile roofs are why plenty of calls here start with somebody looking up.

Lichen sits along the laps on the shaded southern pitch, and it lifts with a soft wash at low pressure worked from a ladder at the edge — single storey or up to a second-storey roof.

Thirty years of street trees also means the gutters pack out every autumn and the driveway under that same canopy never fully dries between storms.

Pool surrounds are close to universal on these blocks and they are usually what prompts the call, because coping goes slippery underfoot well before it looks dirty to anyone.

Cleaning is where it stops: no coating, sealing or roof restoration, which is licensed work and a different trade.

Access is kind here by Gold Coast standards — wide streets, room to park off the road, side gates that actually open — so the roof, the gutters and the driveway usually go in one visit.

What we look for here

  • 1990s brick under concrete tile, with thirty wet seasons on the shaded pitch.
  • Roof lichen is soft-washed at low pressure off a ladder, never blasted.
  • Mature street trees pack the gutters out and keep the driveway damp.
  • Pool surrounds prompt most calls here — coping goes slippery before it looks dirty.
  • Cleaning only — no coatings, sealing or roof restoration, which is licensed work.
  • Canal and lake frontages carry the same salt film as the estates further north.

How we work

  • We photograph the whole job before we start, damage included. You get the full set either way.
  • Drains protected, plants covered, biodegradable products. Nothing we lift ends up in a stormwater drain.
  • Roofs soft washed and gutters cleared from a ladder, single storey or second storey. No harness, no fall arrest, no elevated work platform.
  • Wall washing is ground level, done with a telescopic lance. We don’t take on second-storey wall or facade washing.
  • No high-pressure water on asbestos cement — fibro cladding, a Super Six roof, eaves, a pre-1990 fence. Queensland’s code prohibits it. Find it in Burleigh Waters and we stop and tell you.
  • Cleaning only. No coatings, sealing or restoration. That work needs a QBCC licence.
