Palm Beach is long and thin, between the Gold Coast Highway and the sand, and the east-west streets running to the beach carry salt through to the back of it.
The stock is mostly post-war brick and fibro, with duplexes and rebuilds squeezed onto the original blocks, which is why side access decides more quotes than anything else.
If the only route to the back yard is a 900mm gap with an air-conditioner halfway along it, we would rather know that with a tape in hand than at eight the next morning — and that same gap is where a ladder has to stand if the gutters are part of the job.
The older places get the asbestos question up front: no high-pressure water on fibro cladding, Super Six roofing or pre-1990 fencing, and if we spot it we say so and change the method.
Tile and metal roofs get a soft wash at low pressure, worked from the edge, single or second storey.
Driveways are often plain concrete poured in the sixties, stained rather than dirty, so expectations get set first: a clean lifts the growth and the grime, but sixty years of engine oil is another conversation.
