Miami is post-war fibro and brick on small blocks, and the fibro is why we ask how old the house is before anything else.
High-pressure water on asbestos cement — the old wall cladding, a fibro shed, a Super Six roof or awning, a pre-1990 fence — is prohibited under Queensland's asbestos code of practice, and we do not do it.
That answer matters above head height: Super Six is exactly what is still sitting over sheds and lean-tos here, and growth on it changes nothing.
If we identify it on site we stop, tell you, and either wash at low pressure or leave it alone.
Tile and metal roofs are ordinary work: a soft wash from a ladder at the edge, with the gutters cleared while the ladder is already there.
On blocks this tight an overflowing gutter has nowhere to go but the path and the fence a metre away. Side access is frequently under a metre, so where a ladder can stand safely is settled at the quote.
The rebuilds up the hill toward Nobby Beach run to two storeys: roof and gutters yes, and the walls we wash are the ones reachable from the ground.
What we look for here
- Post-war fibro is common: no high-pressure water on asbestos cement, ever.
- Super Six over sheds and lean-tos is washed at low pressure or left alone, never blasted.
- Tile and metal roofs are soft-washed off a ladder, gutters cleared the same trip.
- Side access is often under a metre, so we check where a ladder can foot at the quote.
- Two-storey rebuilds toward Nobby Beach: roof and gutters yes, upper walls no.
- Seaward walls and shaded southern elevations grey off first and come back the fastest.

- Drains protected, plants covered, biodegradable products. Nothing we lift ends up in a stormwater drain.
- Roofs soft washed and gutters cleared from a ladder, single storey or second storey. No harness, no fall arrest, no elevated work platform.
- Wall washing is ground level, done with a telescopic lance. We don’t take on second-storey wall or facade washing.
- No high-pressure water on asbestos cement — fibro cladding, a Super Six roof, eaves, a pre-1990 fence. Queensland’s code prohibits it. Find it in Miami and we stop and tell you.
- Cleaning only. No coatings, sealing or restoration. That work needs a QBCC licence.
