What we look for here
- Post-war fibro is common: we identify it on the walk-around, leave it as found and document it in writing.
- Super Six over sheds and lean-tos is identified on site and noted in writing.
- Tile and metal roofs are soft-washed, gutters cleared the same trip.
- Side access is often under a metre, so we check the route in at the quote.
- Two-storey rebuilds towards Nobby Beach: roof, gutters and walls, scoped on the walk-around.
- Seaward walls and shaded southern elevations grey off first.

Miami is post-war fibro and brick on small blocks, and the fibro is why we ask how old the house is before anything else.
Asbestos cement turns up here as the old wall cladding, a fibro shed, a Super Six roof or awning or a pre-1990 fence, and we identify it on the walk-around and leave it as found.
That matters above head height: Super Six is exactly what is still sitting over sheds and lean-tos here. Wherever we find it, it is documented for you in writing.
Tile and metal roofs are ordinary work: a soft wash at low pressure, with the gutters cleared on the same visit.
On blocks this tight an overflowing gutter has nowhere to go but the path and the fence a metre away. Side access is frequently under a metre, so the route in is settled at the quote.
The rebuilds up the hill towards Nobby Beach run to two storeys: roof and gutters as far as they can be reached safely and the walls from the ground.
How we work
- We photograph the whole job before we start, damage included. You get the full set either way.
- Drains protected, plants covered, biodegradable products. What we lift is kept out of the stormwater drains.
- Walls are washed from the ground.
- Fibro and asbestos cement — fibro cladding, a Super Six roof, eaves, a pre-1990 fence — identified on the walk-around, left as found and documented in writing.
- We clean. Coatings, sealing and restoration are left to the trade that holds the QBCC licence for that work.
