Mermaid Waters splits into two jobs: the canal streets, and the dry blocks behind them.
On the water, salt and humidity are relentless — render greens up on the shaded side, pool coping stains, and the aluminium pool fence carries a film owners scrub by hand twice a year and never quite win.
Off the canals it is largely 1980s and 1990s brick and tile on a decent block, which means big concrete driveways down long enough to hold the black growth in the surface rather than on it.
Those come back well, but they take a proper pass at the right pressure, not a quick lick with a wand.
Otherwise it is an easy suburb to work in: wide streets, no metered parking, and side gates usually wide enough for the hose reel.
We work away from the canal, protect the drains and use biodegradable products, because nothing we lift off a house should end up in the water.

How we work
- We photograph the whole job before we start, damage included. You get the full set either way.
- Drains protected, plants covered, biodegradable products. Nothing we lift ends up in a stormwater drain.
- Roofs soft washed and gutters cleared from a ladder, single storey or second storey. No harness, no fall arrest, no elevated work platform.
- Wall washing is ground level, done with a telescopic lance. We don’t take on second-storey wall or facade washing.
- No high-pressure water on asbestos cement — fibro cladding, a Super Six roof, eaves, a pre-1990 fence. Queensland’s code prohibits it. Find it in Mermaid Waters and we stop and tell you.
- Cleaning only. No coatings, sealing or restoration. That work needs a QBCC licence.
