What we clean
Same work as a house, with more constraints. People keep walking on it, and the run-off has somewhere it is not allowed to go.
Shopfronts and entries
Frontages, thresholds, tiled entries and glass surrounds. Painted surfaces are soft washed, never blasted.
Footpaths and aprons
Council footpath, the apron out to the kerb, alfresco areas, and the grot line by the bins.
Awnings and lower facade
Awning undersides, render, cladding, balustrades and column wraps. All of it from the ground — upper-storey facades are not ours.
Roofs and gutters
Low-rise roofs soft washed, gutters cleared and downpipes flushed, all reached by ladder. Nothing needing a lift.
Back of house
Loading thresholds, service corridors and roller-door aprons, where the run-off is clean.
Warehouses and sheds
Aprons, roller doors, thresholds and the lower facade, all from the ground. Low-rise roofs and gutters by ladder only.
Bin bays
Surrounds and approach paths. Floors carrying grease and leachate need capture gear we do not own.
Car parks and hardstand
Open-air visitor bays, entry aprons and clean hardstand. Oil, grease and paint residue we do not take.
Out of hours
Early starts on a shopfront strip. Evenings on an entry apron. We schedule around bin day, deliveries and staff parking, and nothing is left wet and unsigned.
Where the water goes
We own no wash-water recovery gear, so we do not claim it. Solids bagged, grates covered, biodegradable products at working dilution. Oily bays and bin bay floors need a contractor with recovery gear.

Photos with the invoice
Before and after on every scoped area. Anything not completed is named on the day.
Agents and property managers
Same paperwork, run to your date instead of your trading hours. Tell us the address and the day it has to be done by.
- Pre-sale washes, scheduled back from the photography date.
- End-of-lease and pre-lease turnarounds, booked into the gap between tenancies.
- Before-and-after photos on every address, sent with the invoice for the file.
- One invoice per property, your work-order number on it, addressed however the file needs.
Asbestos cement
High-pressure water on asbestos cement is prohibited under Queensland’s asbestos code of practice. We do not test and we do not assume. We identify it at the site visit, keep pressure off it, and put it in writing.
Questions site managers ask
Can you work before we open or after we close?
Yes, and for most frontages we prefer it. Tell us the delivery windows, bin collection day and after-hours access rules, and we build the schedule around them.
Do you capture and remove the wash water?
No. We own no recovery unit, so no capture, no removal, no trade-waste disposal. We protect drains instead: solids bagged, grates covered, biodegradable products, landscaping pre-wet and rinsed. Sites needing captured water need a contractor with recovery gear.
Can you clean our basement car park?
Almost always no. A basement drains to a pit or to stormwater and the floor carries oil and tyre residue. That needs capture gear we do not have. Open-air bays and entry aprons are usually fine.
The footpath out the front is council land. Whose problem is that?
In practice it is the tenant's. We clean footpaths and aprons as part of a frontage job, signage out and hoses clear of the pedestrian line. Nothing needing a footpath permit, traffic management or a lift.
Can you do the roof and the gutters on our building?
If a ladder reaches it, yes. Low-rise roofs are soft washed rather than blasted, gutters are cleared into bags and the downpipes flushed, and you get a photo of every run. Ladder access only — no harness, no fall arrest, no elevated work platform, nothing high-rise. Cleaning only as well: sealing, coating and roof restoration are QBCC-licensed work and not ours. On a pre-1990 building we keep pressure off asbestos cement roof sheeting and eaves, and put that in writing.
Can you work to a schedule and invoice monthly?
Yes. Frontages generally want quarterly, shaded footpaths more often, back of house annually. We invoice per visit against your purchase order, with before-and-after photos attached.
Why is there no price list?
Two shopfronts of the same width can differ by half a day once an awning underside, a tiled entry and gum on the apron are counted. We price on site against a written scope.
